I am in a similar situation. I have been offered an opportunity to be a partner in a bar/restaurant venture in downtown Savannah GA. Last week I drove down and checked out the building and I have to say it is gorgeous. The major investor actually owns the building and has been looking for a reason to move to Savannah and sell his business in MD. When he came in to eat he would always pick my brain about what I would do if I owned my own place and I never put it together until he made me a proposal. I NEVER expected anything like this to happen in this town, but it does give me some satisfaction that someone recognized how much I've been busting my ass for this place even though I'm not even in on the action. Still, there is much to be done and a lot of planning and hard work. This will be the final step in achieving my goal in this business. It still hasn't totally sunk in yet.
